What is the SEAI Windows and Doors Grant?

The SEAI Windows and Doors Grant is designed to help homeowners replace poorly performing windows and external doors with more energy-efficient products. The grant is available as part of the SEAI Better Energy Homes scheme and can help reduce heat loss, improve comfort, and support better energy performance in your home.

SEAI states that new windows and doors must meet the required U-values, currently 1.4 W/m²K or lower, and a post-works BER is required after installation.

You may be eligible if:

  • Your home was built and occupied before 2011.

  • You are replacing existing external windows or external doors.

  • Your home meets, or will meet, the required building fabric standard.

  • The windows and doors meet SEAI U-value requirements.

  • You use an SEAI-registered contractor.

  • A post-works BER is completed after the works.

SEAI says the windows and doors grant supports homeowners who already have, or plan to invest in, attic and wall insulation because those are major areas of heat loss in the home.

Under the SEAI Windows and Doors Grant Ireland 2026, eligible homeowners may receive the following grant support:

Windows Grant:

  • Apartment: €1,500

  • Mid-Terrace House: €1,800

  • Semi-Detached / End-of-Terrace House: €3,000

  • Detached House: €4,000

External Doors Grant:
  • €800 per door (maximum of 2 doors)

Grant approval must be received before works begin. Homeowners should always confirm eligibility directly with SEAI before proceeding.

Your Home May Need to Meet Fabrication Requirements First

Before applying for the windows and doors grant, homeowners should check whether their home meets the required energy performance standard. In many cases, attic insulation, wall insulation or other energy upgrades may be needed first. A BER assessor can help confirm whether your home is ready for the grant.

SEAI notes that the windows and doors grant is intended for homes where the building fabric meets, or will meet, a specified minimum performance standard.

The SEAI Grant Process

Step 1 – Send us your measurements or plans and we prepare your quotation.

Step 2 – Apply to SEAI for a grant offer.

Step 3 – Wait to receive a grant offer from SEAI.

Step 4 – We complete final measurements, order and install.

Step 5 – Get a post works BER.

Step 6 – Submit required documents to SEAI.

Step 7 - SEAI will pay your grant into your account.
